How to get possession of commercial property?
It may be possible to consider changing the locks and taking physical possession of a property, as opposed to the use of Court proceedings. In most cases however the most risk adverse approach will be to obtain a court order for possession, in which case the procedure in CPR 55 applies.
In some cases, it will be necessary to serve a notice, such as a section 146 notice, before seeking possession. If the tenant fails to comply, apply for a possession order through the court to legally regain control of the property.
