Moore Barlow advises on major racing stables relocation from Lambourn to Stockbridge

Moore Barlow with expertise in rural and equestrian property law, has successfully advised Danebury Racing Stables Ltd on the lease of their prestigious training facilities to Newland Racing Limited, marking a significant shift in the British horseracing landscape.

The transaction sees accomplished racehorse trainer Charlie Pike relocate his operations to the historic Danebury Racing Stables in Stockbridge, Hampshire, moving away from Lambourn, Berkshire – long regarded as the traditional home of British horse racing.

Danebury Racing Stables is one of Britain’s most historic yards, which once rivalled only Newmarket in the 19th century, and still offers state-of-the-art facilities today. The complex transaction was completed on an accelerated timeline to align with the sale of the stables in Lambourn, with complex documentation reflecting the specialised requirements of equestrian property law. The lease includes provisions for substantial tenant works, facilitated through early access arrangements.

The move represents a notable trend in the racing industry, with trainers increasingly moving away from traditional hubs like Lambourn due to staff shortages and rising costs and seeking locations that offer better infrastructure and lifestyle balance. Modern facilities are a major draw with features such as private gallops, equine pools, indoor schools, and advanced biosecurity fast becoming the standard at top yards.

Sustainability and technology are also influencing location choices. Leading yards now integrate natural ventilation, solar energy, automated feeding systems and remote monitoring for horse welfare and operational efficiency. This transaction includes provisions for future energy solutions to be negotiated and agreed between the parties, demonstrating both parties’ commitment to ESG principles.
