About Charlotte

I act for a broad range of clients in property litigation and contentious property matters, including local authorities, private individuals in landlord and tenant disputes, residential and commercial property developers, farmers and landed estates, and banks and lenders. This includes general advisory work on potential disputes relating to the use and occupation of land – before an issue arises. I am experienced in advising on complex, long-running disputes and looking for strategic solutions, as the focus is always to resolve issues swiftly and effectively and ideally without the need for court proceedings.

I advise on all aspects of residential and commercial property disputes, including forfeiture, private and statutory nuisance, rights of way and restrictive covenant issues – including public rights of way, overage issues, boundary disputes, dilapidations, lease renewals, telecoms, service charge issues, and pursuing possession claims and trespass claims. My experience includes:

  • Securing declaratory relief for a developer client who sought clarification on a right of way in disputed declaratory proceedings;
  • Advising a developer client on tree felling issues relating to a significant development site;
  • Advising individual landlords in possession claims, including removing trespassers and on complex defended possession claims arising from rent arrears and disrepair issues;
  • Advising landlord and tenant companies on serving break notices and compliance with break conditions, and on the renewal and termination of business tenancies.
